Grouwels Vastgoed acquires 178 homes from ASR Dutch Core Residential Fund for €50 million
Grouwels Vastgoed has acquired a portfolio of 178 homes from the ASR Dutch Core Residential Fund, the residential fund of a.s.r. real estate, for approximately €50 million. The portfolio consists of 138 single-family homes spread across the Netherlands and an apartment block with 40 flats in Alphen aan den Rijn.
The single-family homes are located in Breda, Eindhoven, Haren, Leusden, Nieuwegein and Zeist. These properties were built between 1972 and 1983. The apartment block in Alphen aan den Rijn dates from 1990 and 2000. The average living area is approximately 113 m² and 98% of the properties have an energy rating of C or higher.
Long-term investment in Dutch homes
The purchase is in line with Grouwels Vastgoed’s strategy of investing family capital sustainably and across generations in high-quality homes in the Netherlands. With this transaction, the family business is strengthening its position as a long-term investor in stable residential areas.

Portfolio optimisation
For the ASR Dutch Core Residential Fund, the sale is in line with the strategy to optimise the portfolio in a targeted manner. Selective divestment creates scope to reallocate capital to new investments and to further enhance the sustainability of the existing portfolio.
